Subject: PWHOA Update

Hello to the Association Neighborhood.  I hope you had a nice Halloween evening tonight.  Our household enjoyed having all the kids come by in their costumes.  Our children are grown and gone so we have no little ones to take trick or treating.  Thus we appreciate you sharing yours with us -- if only for a few minutes.  
 
I wanted to thank a couple of neighbors on the east side of the development who, I have been told, paid attention to some teenager boys who ended up attempting to break into some of our homes.  Because of their willingness to call 911, the young gentleman were caught.  This should serve as a reminder to all of us to keep doors and windows locked on both homes and vehicles and to continue to pay attention to what's going on around us.  Do not hesitate to call 911 if you see anything that looks unusual -- this comes from one of our homeowners who is also in law enforcement.  Your calling 911 helps them keep their finger on the pulse of an area.   I hope you agree with me that we're all willing to call in an effort to keep our crime rate low. 
 
For those of us using Maize street, it looks as if the utility work to prepare for the road expansion has begun.  As always, be careful as you travel through there.  Besides the construction, there are young people on bikes.  It's supposed to be wonderful when it's done, but it's going to be tough for the 5,500 cars that use that road daily over the next few months.  
 
I have been asked by a homeowner to remind homeowners that not everyone appreciates your dog or cat running outside the boundaries of their own yard.  If you walk your dog, be considerate and pick up feces behind your animal -- especially if it's in someone else's yard.  Large dogs and their leavings are upsetting to many of our homeowners. 
 
We have a number of homes that have sold in our development recently and I hope you will share this email with them (as I likely do not have their email address).  We are trying to keep in contact with realtors and title companies in the area to let them know our development does have covenants and (contrary to what you may have heard) we do enforce them.  I try to stop by and talk with new neighbors but I know I'm not seeing them all so I'd like to ask you to do the same.  If someone needs a copy of the covenants, I can provide them with a copy of the current one. 
 
Your Association Board has revamped the Associations Bylaws and Articles of Incorporation and filed for 501 c 4 status -- making us a legal nonprofit organization.  We hope to hear from the IRS soon on the status of our application.  Work is being done on the covenants and once things are fairly finalized, you'll be seeing them.
 
Association dues statements should be coming out in either November or December.  As always, he Association's dues are due before the end of this year.  And, yes, we do file leins for non-paryment. 
 
As I can't think of anything else to add right now, I'll say goodnight and remind you to turn your clocks back an hour this evening.  Happy Halloween!

PWHOA Update

Happy Spring to Prairie Woods Homeowners Association members. I hope you are enjoying the spring showers. If any of you garden, like my husband, you'd like it just a little drier so you can get your tomato plants in. Hopefully that will happen soon.

I have some updates for you. The PWHOA Garage Sales will be June 18, 19 & 20th this year. As always, the Association will reimburse you for your license. Send your documentation to PWHOA, PO Box 771168, Wichita, KS 67277 and Peggy can get you reimbursed. Signs will also go up near the development's entry islands in June a week before the sales to help advertise the sales. We'd like you to have some good traffic this year. 

We are in the process of updating our website. Anyone having photos of this year's Easter Egg Hunt they wouldn't mind sharing should email them to homeowner Jennifer Yarnold at jyarnold@att.net. If you have other pictures of interest you want to share with Jennifer, please send them on. 

With all the rain we are having, look at your yard to see if it needs to be mowed. Don't forget to look what's going on behind your fences. You may not see it daily, but your neighbors might. 

The Board is busy revising governing documents. We have new Articles of Incorporation that will be on the revamped website shortly. The Bylaws are being worked on now and then the Association's Covenants. If you have anything you'd like included in the governing documents, now is a good time to voice your opinion. 

Construction along Maize should begin soon. We have already been in contact with local law enforcement about our concern about increased trafffic on Haskell between Maize and Lark. We also have a homeowner who is working hard to get something done about the speeders and traffic on Haskell that is occuring now. We may be having a meeting shortly to address this particular issue and would appreciate your time in the next few weeks in supporting this homeowner and your Board as we deal with this problem. Having your presence there and voicing your opinion would be really helpful. I'll fill you in on more details as that happens. 

We are no longer mailing out a newsletter (to save money) so if you know of a homeowner without email, please consider printing a copy of this information and sharing it with him/her. If you know of a new homeowner not on our email list (maybe they've moved in within the last 4-5 months) please have him/her send me an email with an email address so we can get them on the email list. 

Please know my thoughts are with you as we face these unique economic times. I haven't talked to anyone who remains unaffected. If you can help a neighbor with something, consider doing so. Sometimes the smallest effort can have the largest impact.
